Nicholas Humphreys Estate Agent has researched the factors prospective tenants look for in a new home.

According to the estate agency, would-be renters are worried about how much their bills could cost, especially if they’re living with other people. Landlords can counteract this concern by offering an all-inclusive package, covering the cost of gas, electricity and water, as well as Wi-Fi, a television licence and council tax. Nicholas Humphreys suggests landlords charge around £55 per tenant per month, as part of the rental cost. 

The franchise also offered advice on how property investors could attract tenants to their HMO. People appreciate “comfortable communal areas” and “appropriately sized bedrooms” with enough space for a double bed, wardrobe, desk and chair. 

Landlords should also make sure each tenant has a good amount of cupboard space in the kitchen, and their own fridge and freezer shelf. A “low-maintenance garden and some outdoor furniture” also go a long way when it comes to enticing renters. 

Nicholas Humphreys suggests investors look for properties with good local amenities, such as shops, gyms and public transport stations. Ideally, HMOs should also have enough space for tenants to park easily outside. 

Using its local knowledge, the franchise also offered advice on commuting options. The most attractive properties often have good transport links to nearby areas of interest, such as Sheffield City Centre, Meadowhall shopping mall and the Peak District.
