Running a franchise business in the property and real estate sector could be a great way to take control of your career and earn a stable income. We’ve got a variety of fantastic investment options on our books, but today we’re taking a closer look at one of the sector’s best companies and asking, ‘Does Nicholas Humphreys franchise?’
Nicholas Humphreys specialises in student and professional lettings, as well as property management, and residential and investment sales. The business has been up and running since 1998 and has branches all over the UK.
Does Nicholas Humphreys franchise?
Yes - in fact, it’s one of just five property franchises to become a full member of the British Franchise Association and it’s the only specialist student lettings franchise in the UK.
So far, the franchisor has launched Nicholas Humphreys branches in 28 locations across England, focussing on university cities and towns with high demand for student accommodation.
The franchise also provides a comprehensive start-up package to help franchisees get their new businesses off to the best start. If you’re interested in the property sector and want to be part of an ambitious, supportive community, Nicholas Humphreys could be one the franchise for you.
History of Nicholas Humphreys
Nicholas Humphreys was founded in Loughborough by Managing Director Nick in 1998. In 2000, the first student lettings branch was launched, followed by a professional lettings location two years later. Today, there are branches all over the country, from Portsmouth to Newcastle-upon-Tyne.
Nicholas Humphreys differentiates itself from its competition by providing a fresher approach to the student lettings business. For example, it has invested heavily in marketing to build its brand presence and conducts rigorous tests to make sure its franchise locations are viable. Now, the franchise’s student lettings units have the potential to earn up to 2.5 times the typical fee income of an ordinary professional letting agency.
Nicholas Humphreys has fantastic revenue potential for investors, as it’s effectively five businesses in one, working in student lettings, property management, professional lettings, residential sales and investment sales. Each franchise has the potential to earn unlimited income from these markets.
What’s more, Nicholas Humphreys has demonstrated that its business concept is easily transferable and replicable across different locations.

How much you need to invest:
Nicholas Humphreys investors must be prepared to spend a total of £31,200 on setting up their new business unit. This cost includes £18,500 in franchise fees, and franchisees can expect to generate around £141,000 after two years in business. Having paid this fee, you’ll be given a territory of at least 50,000 homes.
To be eligible for the franchise opportunity, you must be able to demonstrate having at least six months of working capital at around £1,500 (£9,000 in total).
If you intend to set up a Nicholas Humphreys estate agency business, we recommend you also have enough savings to cover independent advice from a franchise solicitor, as well as any moving costs.
In my first year with my first franchise I had an income of £79,058 and an increase of 88 percent up to £148,636 in my second year. After six years this franchise has now turned over nearly £1.5 million net of VAT with nine members of staff and a high street premise. I have subsequently taken three further territories.
